As the project representative, Hirsch Construction Services will make sure your needs and interests are looked after and represented at all times. As opposed to a general contractor or construction manager that performs the actual construction, an owner’s representative oversees your constructor, your design team, vendors and consultants on your behalf.

We provide peace of mind that your project will stay on budget, be completed on time, and all the little details are being carefully looked after. These details can range from an important weatherproofing design, to making sure all of the proper insurances are in place and payments being properly managed.

Some Examples of Representative Responsibility

• Develop and maintain project budget with all hard and soft costs
• Manage and oversee requests for proposals, bids, and award of contracts for design, consultants, and construction.
• Oversee design process
• Liaison between owner, contractor, design team and consultants for all decisions
• Run all project meetings
• Maintain project documentation
• Monitor, inspect, and record project progress, schedule, manpower, construction details, document conformance.
• Risk management including oversight of jobsite safety, insurance requirements, lien waivers, contract indemnity requirements, contract review, warrantee requirements.
• Review and approve all payments and change orders including rejection or negotiation as required, assuring all expenses are fair and within industry norms, and paid at the proper time, including appropriate retain-age where applicable.
• Manage closeout procedures, documentation, and commissioning.
• Oversee punch-list completion and any warrantee issues after completion
